La adopción de una visión de gestión a largo plazo también puede proporcionar ventajas.
Un ejemplo de tales sinergias es el uso de 'utilidors, 'o túneles subterráneos con múltiples utilidades para agua, energía, telecomunicaciones y transporte. La Figura 16.4.1 ilustra un gran utilidor utilizado en un resort Disney. La Figura 16.4.2 muestra un utilidor más pequeño utilizado para servicios públicos subterráneos en un campus universitario. Los servicios públicos simplifican el mantenimiento de los servicios públicos subterráneos, evitan las conexiones aéreas y permiten mejoras más fáciles para sistemas como las telecomunicaciones. Requieren una inversión inicial de capital para la construcción, pero luego disminuir los costos con el tiempo.
Otro ejemplo de sinergias potenciales es la adopción de sistemas combinados de calor y energía (CHP). Estos sistemas generan electricidad pero también utilizan el calor residual de manera productiva. Es posible que una planta de energía aislada no tenga la oportunidad de usar el calor residual de manera efectiva y, a menudo, debe usar cantidades significativas de agua para enfriar.
Otra fuente de ventajas potenciales para las entidades integradas es el efecto de las economías de escala sobre los costos. Por ejemplo, comprar grandes cantidades de suministros puede resultar en ahorros de costos. De igual manera, las entidades integradas pueden controlar mejor las demandas y escalar la infraestructura a los mejores tamaños posibles.
Sin embargo, no todas las entidades integradas son compactas. Los parques pueden tener múltiples instalaciones repartidas en un área grande. En estos casos, los gerentes pueden tener que hacer esfuerzos especiales para proporcionar elementos esenciales como energía, tratamiento de agua y aguas residuales a campamentos o edificios aislados. La Figura 16.4.4 muestra una estructura de servicio aislada típica de este tipo.
Debido a la escala de las entidades integradas, pueden tener impactos ambientales y sociales significativos. En consecuencia, sus administradores de infraestructura deben esforzarse por minimizar sus impactos. Por ejemplo, las entidades integradas han sido líderes en la adopción de estándares de diseño verde (Committee, 2013).
